Stage 0/1: Strategic Definition/ Preparation and Brief

We offer a bespoke solution to each and every Client, based on a two-way creative relationship between us and the Client. We therefore commence each project with a free Client consultation to establish their aspirations for the project. We also assess the site conditions and the wider environmental and statutory context for considerations which may inform the project and the design process. 

From this initial consultation we provide a Fee Proposal outlining our services, either for a full architectural service or tailored to suit a Client’s specific needs.

We will also advise on any other consultants which may be required, and provide an initial timeline for the project, outlining the programming of key information and submissions.


Stage 2: Concept Design

Within this stage the Client Brief developed in Stages 0/1 is explored through a number of design options, all based on accurate survey information (provided by others). This draws on the practice’s collective experience as well as being informed by wider environmental contextual and statutory considerations. These studies are initially developed as scaled hand drawings, before being transposed to CAD and presented to the Client.

The project costs will be carefully considered during this Stage, but can also be established more definitively with a Cost Plan, prepared by a Quantity Surveyor. 

Stage 3: Developed Design

Incorporating Client feedback from Stage 2, the Concept Design drawings are developed further and prepared for submission local authorities and/ or to Freeholders/ Superior Landlords for statutory consent, as required. Prior to submission, a strategy will be carefully researched and developed to ensure the Statutory processes are negotiated as smoothly as possible. 

Stage 4: Technical Design

Development of approved statutory drawings in sufficient detail for Contractors to price, and later for construction. The level of our service at this Stage can be tailored for each project, but can include:

  • Coordination of Design Team as required, including structural and services engineers, Party Wall surveyors, quantity surveyors and other specialist consultants
  • Preparation of construction details
  • Bathroom, joinery and kitchen design, including specification of finishes, fixtures and fittings
  • Preparation and submission of Building Control packages

This information is collated into the Tender package and issued to Contractors, either for competitive or negotiated Tender. We can manage this process, or assist a Quantity Surveyor if appointed.

Subsequent review of Tender Returns and coordination of Contractor appointment and Mobilisation, including preparation of associated Contractual documentation

Stage 5: Construction

Contract Administration during the construction phase, including regular site attendance and chairing of formal progress meetings and preparation of valuations if no Quantity Surveyor has been appointed.

We work closely with the Contractor, Client and Consultants to ensure that the quality of the construction meets the required specification and maintain the project design concept and details. 

Stage 6/7: Handover and Close Out/ In use

At the end of each project we ensure a smooth handover between the Contractor and Client, and remain appointed to monitor any Defects and conclude Contract Matters.
